Anywhere, USA Real Estate Sample Market Report
Anywhere, USA (Month Year) — The Anywhere-Sister residential real estate market proved to enjoy a good month. In fact, closed sales, inventory, and new listings were all up through the month. What’s more, with home prices on the rise, the median time to contract is shrinking — another good sign of a strong market.
Overall, the last few months have seen some strong activity. The Anywhere-Sister residential real estate market continues to make big strides. And, it’s showing even more signs for a bright future.
For instance, in the previous month, there were a total of 1,885 closed residential real estate transactions. That represents an increase of 10.3 percent over last year. In Anywhere County alone, condo sales rose by an astounding 11.4 percent to hit 341 sales. Meanwhile, single-family home sales in Anywhere rose by 3.1 percent to hit 704 transactions. In Sister County, condo closed sales totaled 218, an increase of 10.1 percent. While single-family home sales in Sister increased by 19.2 percent to hit 622.
So, with these great figures in mind, let’s take a look at how the month performed in both Anywhere and Sister counties.
Residential Real Estate Closed Sales and Pending Sales
For starters, closed sales or completed transactions hit 1,898 between the two-county market. This represents an increase of 4.3 percent over the same month of last year. Moreover, the condo market rose by 10.1 percent in Anywhere and a whopping 26.9 percent in Sister. For single-family properties, closed sales slightly shrank by 1.2 percent in Anywhere but Sister increased by 0.2 percent.
In comparison to last year, this month reported fewer pending sales. There was an increase of 6.6 percent in the condo pending sales but a decrease of 12.8 in pending single-family home sales.
“Homes went under contract at a faster rate during the month and prices continue to go up,” said John Doe, President of the Realtor Association of Anyplace USA and Sister County. “We’re still feeling the impact of low inventory levels.”
Although, there’s still good news when it comes to the median time to contract, as well as for median sales prices.
Median Time to Contract and Median Sales Prices in Anywhere and Sister Counties
In both Anywhere and Sister counties, the median time to contract decreased. Anywhere condo median time to contract shrank by 1.3 percent to fall to 76 DOMs or days on the market. Meanwhile, Sister County’s condo median time to contract fell by 16.1 percent to 47 DOMs. single-family median time to contract hit 44 DOMs or days on the market, across both counties. This represents a decrease of 2.2 in Anywhere, as well as a decrease in Sister of 12 percent.
Median sales prices also continue their upward march in the two-county market. Median sales prices in single-family residences rose by 9.9 percent to reach $283,488 in Anywhere County, while Sister County increased by 3.2 percent to hit $296,000. As for condo median sales prices, those rose by 9.1 percent in Anywhere to $232,950, and Sister rose by 3.8 percent to $190,000.
The condo market also continues its strong performance with a spike in new listings. New Anywhere condo listings rose by 11.4 percent and in Sister, new condo listings increased 8.2 percent. For single-family properties, new listings in Anywhere rose by 0.3 percent and the same type in Sister increased by 4.5 percent.
“New listings tend to rise in response to rising prices,” said John Doe, President of the Realtor Association of Anywhere and Sister Couty. “Our typical vacation season is just around the corner, the trend indicates that now is a good time to prepare listings for market.”
Available Inventory in Anywhere and Sister Counties
The Anywhere-Sister residential real estate market continues to favor sellers. Overall inventory rose by 1.2 percent. single-family inventory in Anywhere increased 3.2 percent, while Sister fell just 2.7 percent. Condo inventory in Anywhere jumped by 5.1 percent and in Sister, condo inventory decreased by 1.5 percent. Currently, there’s a 3.9 months’ supply of inventory in single-family properties. Anywhere month’s supply of condo inventory stands at 4.1, while Sister County is at 3.6 months.
Anyplace, USA Real Estate Sample Market Report
Anyplace, USA (Month Year) — During the last month, inventory shrank but nevertheless, sales continued to rise in a year-over-year comparison. In fact, things are looking up in more ways than one.
During the previous month, condo sales in Anyplace rose by 3.8 percent to hit 384. Meanwhile, in Sister County, condo sales were up by 209 percent to 278. But, during the month, the condo market heated up to keep pace with the recent heat of the single-family sector.
(For the sake of comparison, let’s take a quick look back at just a few months ago. Only three months ago, single-family home closed transactions recorded mixed results. During the same month, there were a total of 820 single-family house closings in Anyplace, USA, a tiny 0.2 percent decrease. However, in Sister County, closed transactions for single-family properties hit 641, or a 2.6 percent increase.)
Fast-forward to last month and the dynamic in the two-county market has changed. And, this is particularly true in regard to the local condo market.
For the month, there were a total of 1,885 closed residential real estate transactions. That represents an increase of 10.3 percent over last year. In Anyplace County alone, condo sales rose by an astounding 11.4 percent to hit 341 sales. Meanwhile, single-family home sales in Anyplace rose by 3.1 percent to hit 704 transactions. In Sister County, condo closed sales totaled 218, an increase of 10.1 percent. While single-family home sales in Sister County increased by 19.2 percent to hit 622.
“In a traditionally slower month, sales growth indicates a robust market for the month,” said John Doe, President of the Realtor Association of Anyplace USA and Sister County.
Median Sales Prices
Median home sales prices also rose during the month. In a year-over-year comparison, Anyplace median home prices for single-family residences increased by a full 8 percent to reach $280,750. Meanwhile, in Sister County, the median sales price for single-family homes rose by 3.2 percent to reach $309,500.
Condo median prices also rose in Anyplace to hit a rise of 8.3 percent to $232,000. In Sister County, the condo median price rose by 20.8 percent to reach $199,250.
“Prices show a steady upward trend, a bellwether for the strength of our local economy,” said President John Doe.
Pending sales, which represent the number of properties that go under contract during a given month, recorded mixed results. Both counties experienced an increase in pending condo sales. While single-family pending sales fell in the two-county market for the month. Pending condo sales in Sister County were up by 18 percent. In Anyplace condo pending sales increased by 6.6 percent. Pending sales for single-family properties dropped by 1.8 percent in Anyplace. In Sister County, pending sales for single-family residences decreased by 1.2 percent.
“The condo market is strong as indicated by this month’s pending sales and new listings,” added President John Doe. “Pending sales are a good indication that condo sales will continue to uptick.”
Anyplace-Sister County Residential Real Estate Inventory
Both Anyplace and Sister counties are in a seller’s market, due to the months’ supply of inventory in the area. For instance, single-family homes are going at a rate of 3.9 months. (A balanced market would stand at about 6 months.) For condos, the months’ supply of inventory Anyplace stands at just 4.1 months, while Sister County stands at 3.9 months.
Overall, inventory during the month is down compared to last year. single-family listings fell 4 percent in Anyplace while single-family listings in Sister County dipped by 5.3 percent. Condo listings also decreased, down 1.9 percent and 0.2 percent, respectively.
The Community of Orlando, Florida
Orlando is a city in Orange County, situated in central Florida, and is known best for its many theme parks and tourist attractions. However, this city is also home to some of the finest culture, arts and entertainment, dining, shopping experiences, and outdoor recreation in the entire peninsula, as well as the southeast. Nicknamed “The City Beautiful” and “The Theme Park Capital of the World” Orlando is home to Walt Disney World, SeaWorld Orlando, and Universal Studios Orlando.
Orlando is also the third-largest metropolitan area and the fourth largest city in the Sunshine State. Moreover, according to the United States Census Bureau, it is the 24th largest metropolitan area in the country and the fourth most popular city in the U.S. people want to live, according to a Pew Research Center survey. It is located about 233 miles northwest of Miami and about 85 miles east/northeast of Tampa Bay, making it one of the most centrally located on the peninsula.
The residential real estate market in the city of Orlando is one of the most diverse in the southeast, offering single-family properties, including luxury homes, townhouses, condos, bungalows, and vacation properties, in upscale communities. Because residential housing is so diverse, there is literally something for everyone in the city of Orlando. Home prices range from the $80’s, into the $100’s, $200’s, $300’s, $400’s, $500’s, $600’s, $700’s, $800’s, $900’s, up to $1 million and exceeding $6 million. Square footage ranges from 800 square feet to more than 18,000 square feet, with floor plans ranging from 1 bed, 1 bath to 6 bed, 6+ baths.
The city of Orlando offers many choices in education, served by the Orange County School system, with plenty of private school options. It is also home to the University of Central Florida.

The Community of Kissimmee, Florida
The city of Kissimmee is located in Osceola County, Florida, about 24 miles from downtown Orlando. Kissimmee is widely known as a vacation destination because of its convenient proximity to the major theme parks and is only 20 miles southwest of Orlando International Airport. A principal city of the Orlando-Kissimmee-Sanford Metropolitan area, Kissimmee is located only 16 miles southeast of Walt Disney World, about 20 miles from Universal Orlando and approximately 12 miles from SeaWorld Orlando.

Common Home-Buyer Purchase Offer Rejection Reasons (Example)
Purchase offer rejections do happen. Although unfortunate for buyers, in some cases these become a blessing. However, it’s not a pleasant experience, regardless of overall outlook. The fact of the matter is, purchase offer rejections are a reality. In some instances, it’s a case of cold feet, the seller simply isn’t ready to go through with the transaction. In others, it’s circumstances beyond the seller’s control. Or, just a matter of personal quirks. Whatever the circumstances, it’s important to understand this is a possibility and to understand why this happens.
Why do Sellers Turn Down Home Purchase Offers?
Real estate contracts give both parties — the seller and the buyer — certain responsibilities, obligations, and options. When you submit an offer on a home, it will have certain, important contingencies. These are commonplace in the residential real estate market; and, are designed to protect your interests.

Though the house hunt is both exciting and exhausting, it’s a process that brings many new experiences to buyers. (Yes, even buyers who have purchased a house before.) This can be an exciting yet frustrating time because you’ll look at dozens and dozens of listings online, narrowing them down to ones you want to see in person. Then, you’ll tour home after home, tweaking your must-have and wish list items along the way. Eventually, you’ll find a house you like and then, you’ll have to submit an offer to the seller.
Most Common Home Seller Buyer Purchase Offer Rejections
Most purchase offers contain a time limit, giving sellers a fixed amount of time to respond. In a few instances, the seller won’t respond, essentially letting the offer expire (instead of an outright rejection). But, it’s also possible the seller will overtly turn down the offer. Here are a few reasons for purchase offer rejections:
- The seller gets a better offer. Just because you’ve tendered an offer doesn’t mean there aren’t other interested parties. (Particularly in a hot market, like Orlando.) It’s commonly known as a multiple offer situation and if another is more attractive to the seller, for whatever reason, the seller will forgo yours in favor of another. Keep in mind, it’s nothing personal, it’s just the seller looking out for his or her best interests.
- The buyer requests a long escrow period. You might be in the position of relocating from another area. Or, have another reason for requesting a long escrow period. Another offer might come in which doesn’t ask for such a contingency. Or, the seller might not be able to accommodate your request.
- The purchase offer is simply too low to accept. Some buyers choose to submit a low purchase price, thinking this tactic will get the seller to drop the price significantly. In an active real estate market, like here in Orlando, that strategy is very likely to backfire and lead to offer rejection.
- The buyer requests too many contract contingencies. While it’s true the average purchase offer contains some contingencies, too many might cause the seller to reject the offer.

Friday, March 29th — Spring Movies in the Park is a perfect chance to relax and enjoy a safe and special night under the stars. Come early and get a good seat! The Spring Movies in the Park event series began in 2007 as a ‘take back our parks’ initiative, giving local residents a reason to visit their local county and city parks for a free and safe evening event. This well-attended community activity deterred inappropriate after-hours park use and loitering and gave residents an opportunity to feel safe in their local park, thus encouraging future visits.
